The sun shines approximately 300 days a year — that’s free energy sitting on your roof doing nothing while you pay KPLC every month like clockwork. We have abundant natural building materials. What we haven’t had until recently is the right combination of affordable technology, construction knowledge, accessible financing, and a market that rewards eco-friendly homes with higher resale values.

What Does “Green Building” Actually Mean?

Additionally, a simple greywater recycling system — which redirects water from sinks and showers to flush toilets or irrigate gardens — can reduce your water consumption by 30–40%. It’s not complicated. It’s plumbing with intention.

3. Interlocking Stabilised Soil Blocks (ISSBs)

Still building with conventional burnt clay bricks? Fine. But you should know that ISSBs — compressed earth blocks made from soil, cement, and water — have been quietly revolutionising affordable construction in Kenya for years.

They are stronger than conventional bricks in many applications. They require less mortar. They provide natural thermal insulation (keeping your house cooler in hot weather and warmer when it’s cold). They are made from locally available materials, which keeps costs down. And they don’t require burning, which means no deforestation, no kiln smoke, and no contributing to the slow ecological unravelling that Kenya’s highlands have been experiencing.

An ISSB-constructed home can cost 20–30% less to build than a conventional brick structure of the same size — not because it’s inferior, but because it’s efficient.

Phased green upgrades: You don’t have to install everything on day one. Build the structure sound. Install rainwater harvesting at construction (it’s cheaper to install during build than after). Solar financing options: Multiple providers in Kenya now offer solar installations on lease or hire purchase arrangements — meaning you pay monthly, often less than what you were paying KPLC, while the system is installed and operational immediately. No large upfront payment is required.

Let’s paint a realistic picture. You’ve bought a 50×100 plot in a satellite town — say, Ngong Kimuka. Your home is a 3-bedroom bungalow. Here’s how you green it:

At construction: ISSBs for the walls. Proper roof insulation. Rainwater harvesting tank and gutters installed. Windows positioned for cross-ventilation. Cost addition over conventional build: approximately KSh 80,000 to KSh 150,000.

Year 1 or 2: Solar installation (basic system, 1.5kWp). Cost: approximately KSh 180,000. Monthly KPLC bill reduction: 70–90%.

Year 3: Greywater recycling system. Cost: approximately KSh 40,000.

Total green premium over a conventional home: approximately KSh 300,000 to KSh 400,000. Annual operational savings: approximately KSh 70,000 to KSh 100,000 (electricity and water combined). Payback period: 3–5 years. Life of savings: 20+ years.
